Property owners in Forsyth County have received their notice for the 2025 Reappraisal, which is conducted every four years to adjust the values used for property taxes to reflect the current real estate market. Forsyth County, like many counties across the state, has seen historic increases in real estate prices in recent years and the property values in the reappraisal reflect this.
The reappraisal only determines taxable property values; it does not determine the tax paid on them. The increase in the value of a property does not reflect how much taxes will increase on that property.
The county tax rate and the spending in the county budget are determined by the Forsyth County Board of Commissioners. The county tax rate will be set by the county commissioners when they approve the 2025/2026 county budget this summer. Elected officials for municipalities inside Forsyth County will also approve their own budgets with their own property tax rates.
“Later this year, typically in June, elected officials for each taxing jurisdiction will determine budgetary needs and set the corresponding tax rates,” said County Manager Shontell Robinson. “While we do not yet know what those rates will be, Forsyth County has a history of lowering tax rates in response to changes in the real estate market. Once the tax rates are finalized, Tax Administration will issue tax bills for all taxable properties at the end of July.”

The new budget will go into effect on July 1. All budget meetings are held at the Forsyth County Government Center, 201 N. Chestnut St.

The Reappraisal Notice property owners received included information about the reappraisal process and how their updated property value was calculated, including comparable real estate sales in the area. Anyone who believes the information used to value their property was incorrect can file an appeal using the form included with their notice.
